I think the best way to characterize working with a buyer’s agent would be to think of it as if you were hiring a coach who is going to be in your corner and support you throughout the process of buying a home or property. And like any coach, they are going to help you get trained and prepared and in so doing, they’ll get to know you and help identify and achieve your goals of home ownership.

A buyer’s agent is engaged to represent your interest as a buyer client in the purchase of real estate, not the seller. A buyer’s agent is bound by law to provide the following fiduciary duties to their client: reasonable care, undivided loyalty, confidentiality, full disclosure, obedience, and duty to account. If you are looking for real estate as a potential buyer and you have not engaged a licensed real estate agent by way of a specific agreement to represent you as a buyer’s agent, you are most likely being treated as a customer not a client, and the agents assisting you are working for the seller or listing broker, not you the buyer.
Given the complexity of buying a home or property it makes sense to have a knowledgeable professional protecting your interests and considering it will cost you nothing additional, why would you not be represented? That’s right; the cost to represent you is most often paid in full by the seller.
